1988年2月24日台北都會區大眾捷運系統（下稱台北捷運）開始動工，1996年3月28日首條營運路線木柵線通車，而捷運系統為台北都會區帶來了不止交通上的便利，更是為台北都會區的房屋市場帶動了一波價格的成長，與捷運車站鄰近程度更是成為了一般民眾買房重要的參考指標，而捷運優質購屋也成為了民眾炒作的題材。 台北捷運系統自1996年開通， 2013年11月24日起台北捷運信義線正式啟用，本研究以實價登錄資料做分析與比較，信義線捷運車站共8站，經中正區、大安區及信義區等3個行政區，此為台北市內經濟發展屬較為均衡地域且信義線距離差距較短居民對交通運輸需求較為一致，將可以避免區位效果差異性極殊可能產生的統計徧誤。 實證結果顯示出捷運車站可及程度差異對房價影響效果的不同，若交易不動產物件在距離捷運站250公尺內，其較距離捷運車站500公尺以上的房屋影響房屋單位價格為每平方公尺增加26.051萬元；若在距離捷運站250～500公尺內較距離捷運車站500公尺以上的房屋每平方公尺單位價格僅增加24.94萬元，我們可以看出因為可及程度的差異造成捷運車站影響程度有如水面漣漪一般向外擴散，愈往外影響效果愈小，因為...

本文由北迴鐵路的興建過程談起，從1947年就有此一路線的勘測，但當時因為經費問題並沒有興建，從1945年以來對於此一路線（宜蘭-花蓮）鐵路興建的建議，然而一直要到1973年才使得此一政策得以實行，本文就是針對這一個政策從1945年以來一直被建議要興建到1973年的興建政策如何被決定，以及當時對於此一路線有何評估，除了針對政府的經濟評估做一個說明之外，也參考當時省議會以及相關的報導等，而北迴鐵路興建之後對於東部產業產生何種影響尤其是水泥跟觀光，以及其對於原先無法相接的宜蘭線與花東線所產生的連結效益。時間斷限從1973年開始一直到1991年東部幹線改善計畫開始施工為止，針對的區域則為宜花地區作一討論。此一路線的開通，使得花東鐵路線得以與宜蘭線連結，使得整個區域能夠與北部產生一種交通的連結性，而使得經濟層面上產生了變化。因此，將以通車的時間作為一個區隔，但因為北迴鐵路之施工為南北兩方向同時開工施作，南端的通車早於全線通車；是故本文的橫斷點將以工程開工為主（1973年），而後以東幹線改正計畫的開始為結束，其中1975年至1980年為南端通車時期，而以1980年至1990年為全線通車時期。 而後...
